Relocating Your Church? Should you Buy, Build or Convert?

We are all looking for conversions as instructed in the great commission. However, the conversions I am talking about today are a little different; converting a commercial building to a church. If you have plans to build a church you need to read this.

Over the past several months we have all gotten an earful about the bad economy. There has been a constant drone about the banking crisis, home foreclosure crisis, car manufacturing crisis. If I have to listen to the details of one more crisis I might go nuts!

The Chinese have an interesting view of a crisis. In that language the two characters than make up the word crisis individually translate DANGER and OPPORTUNITY. I would like to direct our attention today to the opportunities ahead for churches that are prepared.

In March of this year I attended our national sales meeting. On the program was a discussion on the economy and the short run outlook by a panel of bankers and church lending experts. The bottom line was that there is a commercial foreclosure wave that should hit late this year or early next that could make the residential foreclosure problem look like a cake walk.

Having been involved in several conversion projects in the past from grocery stores to movie theaters to car dealerships and based on what the bankers had to say we began a search for buildings that would fit the opportunity side of the equation and we have already identified a few of them and expect many more as time goes by.

In the mix of properties there are some that have been foreclosed, some that are owned by businesses that no longer need all the space and some that investors are unable to hold any longer. This makes a good situation for buyers.

So how do you take advantage of this new opportunity? First things first. When shopping for any property but especially disressed properties you need to have your money (and/or your banker) already in your pocket. Distressed sellers want to know that the buyer they are negotiating with has the capability to close and usually they want a relatively fast close. Get your financial commitments first.

Next, surround yourself with a team of professionals. You need a real estate broker that understands the requirements of churches as well as zoning, parking issues etc. Hire the best you can get, it costs you nothing in the vast majority of cases.

I recommend using a construction management team. The team I use consists of an architect, interior designer, engineer, HVAC expert and contractor. With the proper teamyou can quickly determine which properties you should make offers on.

Do you recall the 1981 hit from “Men at Work called Land Down Under?” (and yes, I was a big Men-at-Work fan.)

I recieved an email from a Korean by the name of Joe and it reminded me of the show.

What Does This Have To Do With Buying Notes?

Because Joe told me a little story today that demonstrates one of the most important lessons in the world of how to find notes. Relationships matter.

In addition to these relationships, you should find “commonalitites” with your seller. This will also help you when you’re trying to find notes.

The commonality can be a list of things like sports, pastimes, favorites books, foods, etc. They can be social, cultural, sports-related, geographical, you name it. Just find something in common.

Joe’s Story -A Little Gem Of How To Find Notes

Here is the email that Joe sent to me:

“I own a Korean Investment Club, and last week I was approached by a big Korean bank. They wanted me to the buy the notes from the person that was in charge of defaulted mortgages. Because of my lack of understanding, I’m not ready to think about buying notes yet. The first trust deed had a face value of about $2.7 million including interest, and the the property was a 79 room motel with restaurants. The Bank asked me to offer any amount for the note. Now I am very interested in buying the notes. This property is well worth over $4.1 million. What do I need to do? Thank you for your help.”

So what are we looking at here?

There is Joe, the owner of a Korean Real Estate Investment club. And then we have the big Korean Banks offereing an interesting lead.

Does Joe Know Anything About Buying Notes?

Joe knows nothing. And if asked if I thought that he made a great pitch to this big Investment Bank, saying that he was the perfect person to buy their nonperforming notes, I would say no.

No he did not. The note buying opportunity found him. And it also seems that they are willing to accept any offer that he makes on that note.

Just for a little while, try to stop focusing on the fact that Joe might be able to offer a low bid on this note and actually close his first note buying deal. This can be a great a deal! If the value of the collateral is actually $4 million and if the loan is a non performing note, Joe will have the opportunity to foreclose on a motel.

But hang on a minute. I want to point out something that is so simple when you are trying to find notes, that you probably glossed over it already, thinking that you’re supposed to be looking for something more complicated.

Joe is from Korea, and this is a Korean Bank.

It shouldn’t be a surprise that this note, which is a California property happens to find its way to Joe.

A Good Tip On Finding Notes

Remember when you are trying to find notes, banks often want to sell notes to people that they can talk to.

And sometimes, the people they can talk to look like them, talk like them, act like them, do business like them, live like them, and entertain themselves like them.

Chances are: even if I were Mr. Well Known Note Investor and I found a way to that Korean Investment Bank, I would probably never get the same reception and credibility when trying to find notes that Joe has. You see, they’d rather deal with him than you or me because Joe is one of them in a way that you and I never will be. So the process of “getting to know one another” for Joe and this bank will always be a whole lot smaller than the same process for your or me.

So start applying this note buying tip today.

Find the Commonalities between You and your Sellers.

Go find someone who speaks your language, and then see if they have notes for sale.

How to Buy Real Estate Notes, A Personal Experience

Look at this - A note broker friend and I had a conversation about a 23-note pool made up of 1st and 2nd mortgages, all nonperforming loans. It was a $3 million dollar pool.

And after reviewing of the loan papers I placed a $1.1 million offer to buy the real estate notes. The very next day my bid was accepted.

Hang on, hang on before you think “good for you, Dean, but I only have $20,000 to spend so this isn’t for me…”

My original bid was for 6 non-performing notes in this pool. And the seller told me I was on the short list based on my bid on those 6.

Could you have bid 2 of those real estate notes for say $50,000 a piece? Sure.

My Tip On Real Estate Note Buying

Just make an offer. In most cases, you will not be informed ahead of time if they will allow you to pick a few loans out of the pool.

And, back tot he story…

Then, a day later - I get a call from the bank selling me the real estate note pool asking me if I’d be interested in an $8 million pool of non-performing notes that they’re sending out in another month, out of which I can probably “cherry pick” the notes I want.

Do you see why I enjoy note buying?

Instead of having to run after all your real estate note investment deals, (buying/finding properties) you can build one relationship that keeps generating more business.

A Point on How to Find Real Estate Notes

When your closing deals in the note buying business, be dependable. Close when you say you will and pay the price that you bid…a lot of investors will think about you when they have a future note buying deal. Track records count.

St. Louis’ Top 5 Buildings

There are countless buildings in St. Louis to tour in the city, but here’s a top 5 list of the notorious St. Louis favorites. Be sure to keep your eyes peeled for these structures the next time you’re in that wild town known as St. Louis!

1. The Gateway Arch, Jefferson National Expansion Memorial

The Gateway Arch is located at the Riverfront of downtown St. Louis. Considered to be the most iconic and familiar structure in St. Louis, its architects, Eero Saarinen & Associates, designed and constructed it in 1965. Even today, it continues to bring in rather large number of tourists. The people of St. Louis take pride in this structure, and you’ll see why when you visit it yourself.

2. The Old Cathedral (Basilica of St. Louis, King of France)

This is the oldest and stunning cathedral west of the Mississippi. Built by Joseph C. Laveille and George Morton, it was constructed on privately owned land in the Memorial development area. The site was reserved for church construction in 1764. The present day cathedral is actually the fourth church to be built on the site.

3. The Old Courthouse, St. Louis

This great old courthouse takes up an entire block of St. Louis and is located on Broadway and Chestnut, as well as Market and 4th street. This historic building is credited to the following architects: Henry Singleton, Robert S. Mitchell, and William Rumbold. This great building is a predecessor to the US capital building dome in Washington during the Civil War. This old courthouse was the epicenter for the Dred Scott case. The verdict was a medium for the Civic War in the US.

4. Wainwright Building

The famous Wainwright Building is located at 709 Chestnut Street. Architects Adler & Sullivan are the masterminds, with renovations by others. The Wainwright Building is known as the first American skyscraper, which puts it in the book of legends in American architecture. Frank Lloyd Wright once said, “The Wainwright is a monument to the first perception of the tall building as a harmonious unit - its height triumphant.” The building was purchased by the state of Missouri in 1981, and unfortunately the building is no longer open to the public, except the lobby. But luckily, you can still see the faade from outside.

5. The Old Post Office, St. Louis

The Old Post Office encompasses Olive, Locust, Eights and Ninth Streets. The architecture can be credited to Alfred B. Mullet, with restoration projects commissioned by other architects. This historic building was originally built to be a federal court and customs house, but is currently houses a nice restaurant, library, as well as some corporations. It has a stunning fortress-likes granite exterior.

St. Louis has 5 exceptional buildings, but there is one structure in particular that should be noted. This is Thomas P. Barnett’s great Spanish Mission style building. It is definitely a sight to see with its Art Deco influence. It is located at 3207 Washington Ave.

T.P. Barnett is the son of George I. Barnett who was another celebrated architect in St. Louis. The T.P. Barnett building is a very appealing building as it is deemed to be a unique structure in the Grand Center region of St. Louis, with its Art Deco influences. You should surely take a moment to stopover to this location the next time you’re in St. Louis. This Spanish Revival building on Washington Avenue is well worth it.

Spanish Mission Art Deco Style Architecture

In the architectural world, just as in the worlds of food, clothing, and design, as styles come together we have what’s called “fusion”. In fusion, often disparate elements come together to create a cohesive union, and sometimes seemingly harmonious elements come together in a not so harmonious way. In terms of architecture, a truly interesting blend happened in the beginning of the 20th century, melding together the elements of Spanish Mission revival style with the hip sleekness of Art Deco.

Art Deco buildings are known for their futuristic, sleek, dramatic, geometric flair. Cubes, zigzags, and futuristic chic came together to express the growing machine age in the United States. In the roaring twenties and early thirties, the jazzy Art Deco architecture was sweeping the nation.

The inspiration for the Art Deco style came from many different sources. The streamlined modern technology-looking design was melded with images of icons from the Far East, Greece, Rome, Africa, India, and Mayan and Aztec cultures. The austere shapes and curves were taken from the Bauhaus School. However, most significantly the Art Deco style took inspiration from an architectural discovery in Egypt.

The motivation for the Art Deco style came from many various sources. The efficient contemporary-looking design was molded with images of icons from the Greece, the Far East, Rome, Africa, India, and Mayan and Aztec cultures. From the Bauhaus School, was where the austere shapes and curves were taken. Most notably, however, the Art Deco style took inspiration from an architectural unearthing in Egypt.

In 1922, the discovery of the tomb of King Tutankhamen took place. It was an exciting time in the world when it was unearthed by the archaeologist Howard Carter and his sponsor, Lord Carnarvon. Egypt-chic styles swept the nation. It not only influenced architecture, but also the design of clothes, jewelry, furniture and graphic design. A new style that was also emerging at the same time, was the Spanish Mission Revival style. These two different styles were merged together in accord when Hollywood actors in California were enthusiastically requesting that their homes be built in the chic Spanish style. However, California is not the only place where you can view the remarkable blending of these two styles.

Hawke’s Bay which is located in Napier, New Zealand, contains some marvelous Art Deco and Spanish Mission Walks. After a devastating earthquake in 1931, the commercial heart of Napier was destroyed. However, the city was about to be revitalized in the newest architectural style, and would become the hottest city. While in Hawke’s Bay, you can see all the various styles side by side: Spanish mission, Spanish Classic, and Art Deco.

St. Louis is another place in the United States where you can see this great mixture of styles and iconographies. For example St. Louis’ famous historical building by T.P. Barnett is a lovely Spanish Revival building. Barnett was the son of George I. Barnett, who was another famous architect in St. Louis.

The T.P. Barnett structure is rather interesting because of its Art Deco influences. This makes it one of the most unique buildings in the Grand Center region of St. Louis. While you are in town, you must visit this Spanish Revival building on Washington Avenue.

A Ski Resort Home For Under $200k?

People that purchased real estate in Jackson, Wyoming during the 1970s and 1980s are dancing a jig today. That is because this southern entry community to Yellowstone National Park has seen real estate prices rise twenty-fold, or more, as some of the nations wealthiest individuals purchased real estate in the area. The same is true of Aspen, Vail, Park City, and many other Rocky Mountain resort locations.

With a massive downturn and recession upon us this question remains: Where is the next best place. One that is not so overpriced, where the downside risk is minimal and the upside is related to the right catalysts for growth? There is no question that the economic law of substitution will drive many Americans real estate decisions going forward - burn me once shame on me, burn me twice shame on you.

How about an authentic mining town from days gone by that still has very affordable skiing and all of the other mountain outdoor recreation you have come to associate with the Rockies? The ski area has spent millions on lift, snowmaking and trail upgrades and has more future plans. In fact the town has seen over $70 million in new commercial and residential developments including a new high school and a new hospital.

A lot of towns in the West are having a tough go in the current economy; the exception are those towns where prices never ran up so high. Over $70 million in commercial and residential development has occurred in Red Lodge in the past 24 months making it the single biggest expansion in its history.

Red Lodge serves as the northeastern gateway community to Yellowstone National Park and has every conceivable type of recreation including ice climbing, skiing, trout fishing, horse trails, hiking trails, biking trails, its a Mecca for kayaks, the backpacking is the best in the region, and there is an 18 hole golf course in the City. Red Lodge real estate is some of the best priced resort property in a six state region. Montana real estate is a buy, but Red Lodge real estate is a screaming buy.

In all of the Rockies this is still the cheapest dirt in any town that has a ski hill and a golf course: Which leads to the big question of why? One hypothesis is that while the money was flowing in all segments of the economy price was not so much of a factor. Now price is becoming the biggest factor so undiscovered gems like Red Lodge probably won’t last forever.

The Spires at Red Lodge is the areas newest, and largest, development and borders the new Hospital and the golf course. The Spires doubled the City of Red Lodges park space, created over 3 miles of trails, and has clear views of several 12,000 foot peaks. You can visit their website by Googling Spires at Red Lodge.

There are no fewer than 25-plus annual events held in the area, most occurring during the summer months. Last summer Willie Nelson showed up for a small concert in front of 7,000 fans at the rodeo grounds. Other events include one of the oldest triathlons in the nation called the Peaks to Praries.

There are so many national events here on an annual basis that it is tough to find room to name them all. One of the more popular summer events is the Harley rodeo during the second week of July.

Luckily the town is under one hour away from Montana’s largest city so you do not have to feel very isolated as everything you could want culturally, medically, travel related, and so on exists there.

Towns like Red Lodge are popular with retirees and for good reason. How many Rocky Mountain resort towns do you know of that had over 20 homes listed for under $200,000 in the beginning of 2009? Answer: you won’t need many fingers for this exercise. There is a lot of sunshine on the eastern front of the Rockies too, so you’ll never miss your daily dose of Vitamin D.

The amount of homes under $200k in this region and the amount of land well under $100k is enough to make even the most fervant fans of a “blue light special” salivate with anticipation.

The town also boasts nearly 300 days per year of sunshine being on the eastern front of the Rocky Mountain range. Red Lodge also has more restaurants and bars per capita than any other city in Montana, so there are no lack of places to eat, drink and be merry.

Yellowstone Park is about one hour away and the famed Beartooth Pass is just 12 miles south of town and climbs from 5,800 feet in elevation to just over 11,000 feet. This highway was called the most scenic highway in America by journalist Charles Kuralt.

Whitewater rafting and fly fishing on the Stillwater River 30 minutes west are always popular summer activities and the areas trails provide tremendous hiking opportunities for all age and ability levels.

Fly fishing on the Stillwater River, the Clarks Fork, Rock Creek, Willow Creek and the Shoshone are always guaranteed to please. The world famous Bighorn River is just a 90 minute drive away and provides some of the best tail water dam trout fishing anywhere in the United States.

Mountain bikers will have a great time on the Silver Run trail (10 minutes from town), the Meteetsee Trail (south of town), the Palisades Trail or on one of the many trails at Red Lodge Mountain Resort.

Red Lodge Mountain Championship Golf Course offers up a challenging course with tremendous mountain scenery for those who prefer a day spent on the links.

The Crumbling Landmarks of St. Louis

You will find unbelievable enthusiasm regarding St. Louis’ history and background of its own neighborhoods. The neighborhoods of St. Louis undeniably display St. Louis’ diversity and terrific historical and architectural awareness.

There is no better way to preserve history than with enthusiasm! It’s no wonder that a majority of stunning, historical buildings are still maintained.

Grand Center is considered to be one of the most exciting neighborhoods in St. Louis. Grand Center has its own rich and thrilling history, as does other neighborhoods in St. Louis. Grand Center Inc. was founded in 1987 to oversee the revitalization of Grand Center. It was also formed to make the arts, entertainment, and education district come back to life. Over time, there have been some spectacular improvements to the St. Louis infrastructure. Among the improvements are the lighting, sidewalks, and parking facilities. In addition, structures were restored and 25 arts and education organizations became the foundation of Grand Center. It’s of no surprise that Grand Center is the 12th largest attraction of St. Louis today.

After this happy account of the neighborhoods of St. Louis, and enthusiasm that people have for their history, we need to face the dark reality of St. Louis’ architecture: some beautiful buildings are crumbling to the ground. It isn’t just the tiny house here or there, but some buildings of historical significance are showing signs of neglect. Hopefully, this will be a call to action.

One case in point is the Clemens House. This historic building is in danger, as well as the City Hospital. Fortunately, these are examples of buildings that are at this time being rehabilitated. Nevertheless, there are so many other buildings that are not so lucky. Among the downtown St. Louis buildings are: the Railway Exchange, the Chemical Building, the Frisco Building, 705 Olive (formerly the Union Trust Building), the American Theater, the Mark Twain Hotel, just to name a few. Why is this problem so bad? The building owners have very different ideas about how these buildings will serve the community at the end of the day, perhaps as parking lots.

On the other hand, we’re just discussing downtown St. Louis, and not the beautiful and diverse surrounding neighborhoods. Just as downtown Los Angeles has suffered neglect to its art deco building and towering office structures, so are other urban cities. There is a lack of life and spirit in downtown Los Angeles, because the owners of these historic buildings do not have the proper imagination and care. However, when you look at the surrounding neighborhoods of Los Angeles, you’ll see some of the most lively and gorgeous buildings and styles. St. Louis is commonalities to the same characteristics of Los Angeles in this aspect.

But like Los Angeles, we need to take our attention off the decay of downtown and focus on the beauty in the neighborhoods. As I already mentioned, I absolutely love Grand Center and Washington Ave.

The T.P. Barnett building is particularly appealing because it also contains Art Deco influences, which makes it one of the most one of a kind buildings in the Grand Center region of St. Louis. T.P. Barnett was the son of George I. Barnett who was also a well-known architect in St. Louis. The next time you’re in St. Louis you should absolutely stop and visit this Spanish Revival building on Washington Avenue.
